How to Prevent & Control Summer Lawn Diseases

North Carolina summers create perfect conditions for fungal diseases. Warm temperatures, high humidity, and frequent rainfall create an ideal breeding ground for pathogens that attack stressed turf. If your lawn isn't getting the right care during peak summer months, it's vulnerable—even lawns that looked healthy in spring can deteriorate rapidly once disease takes hold.

Most Chapel Hill and Durham homeowners have Tall Fescue or Kentucky Bluegrass, both of which are cool-season grasses naturally stressed by summer heat. When stressed, they become susceptible to fungal infections that spread quickly in humid conditions.

The good news: summer lawn diseases are largely preventable with the right practices and early intervention.

Brown Patch: The Most Common Summer Lawn Disease

Brown patch appears as circular or irregular tan patches on your lawn, typically ranging from a few inches to 3 feet in diameter. The affected grass looks bleached or reddish-tan. In some cases, you'll notice a darker, grayish ring around the outer edge of the patch—often described as a "smoky ring"—which is most visible during early morning dew.

What Causes Brown Patch Disease
Brown patch is caused by a fungal pathogen (Rhizoctonia solani) that thrives when nighttime air temperatures stay above 68-70°F, combined with high humidity and prolonged leaf wetness. It spreads fastest during hot, humid nights followed by warm, wet days. Fortunately, the disease primarily attacks the leaf blades rather than the crowns or roots. While it blights the tissue quickly and makes the lawn look terrible, the grass can often recover and push new growth when the weather cools.

Brown Patch Prevention & Management
The key to preventing brown patch is creating conditions where the fungus can't thrive. Here's what works:
  • Watering: Water deeply but infrequently—about 1 to 1.5 inches per week, applied in 1-2 sessions. Water early in the morning (before 9 AM) so leaves dry quickly. Avoid watering in the evening, which keeps grass wet overnight and encourages fungal growth. Ensure your irrigation system isn't creating waterlogged areas.
  • Nitrogen management: Excess nitrogen, especially fast-release fertilizer applied during summer, promotes lush, tender growth that's highly susceptible to fungal attack. If you must fertilize in summer, apply no more than 0.5 pounds of slow-release nitrogen per 1,000 square feet. Better yet, shift your main fertilization to fall and spring when susceptible grasses like Tall Fescue are growing actively.
  • Mowing: Maintain your lawn at a height of 2.5-4 inches. Never remove more than one-third of the blade height in a single mowing. Mow when the grass is dry to avoid spreading fungal spores from infected to healthy areas on your mower tires and deck.
  • Drainage & air circulation: If your lawn has areas that stay wet or soggy, improve drainage by aerating or routing water away. Prune tree branches that hang over the lawn and thin out dense shrubs to increase sunlight and air movement, which helps dry the canopy faster. ​

Gray Leaf Spot: The Fast-Spreading Disease

Gray leaf spot begins as small, oval or diamond-shaped tan spots with distinct reddish-brown borders on individual grass blades. Often, the very tip of the infected leaf will curl over like a tiny fishhook. As the disease progresses, these spots merge, and the active centers may take on a fuzzy, grayish appearance. In severe cases, infected areas turn straw-colored, and entire sections of the lawn can be wiped out within days.

What Causes Gray Leaf Spot Disease
Gray leaf spot is notoriously catastrophic in perennial ryegrass and St. Augustinegrass lawns, though it can also affect tall fescue. It thrives in hot, humid summers, particularly when nighttime temperatures stay above 70°F and leaf canopies remain wet. The fungal spores spread locally through water splashes, but they also travel for miles on the wind. Once established under favorable conditions, this disease can devastate a lawn if left untreated.

Prevention overlaps significantly with brown patch control but requires even more vigilance.
  • Reduce summer nitrogen: Avoid applying any quick-release nitrogen to susceptible lawns during the peak heat of summer (July and August). Nitrogen pushes tender new top growth that is entirely defenseless against this pathogen. Emphasize fall and spring fertilization instead.
  • Water management: Use a deep, infrequent watering approach. Water only in the early morning so the turf canopy dries quickly in the sun. Avoid frequent, light irrigation or evening watering.
  • Mowing practices: Keep your mower blades sharp and maintain a higher mowing height. Sharp blades make a clean cut rather than tearing the tissue, reducing entry points for fungal spores. Never mow when the grass is wet, as equipment easily spreads the pathogen.
  • Air circulation: Maximize airflow across your lawn by pruning low tree branches and thinning dense shrubs. Better air movement helps the grass dry faster after rain or irrigation, disrupting the humid microclimate the fungus needs to survive.

Dollar Spot: The Silver Dollar Disease

On standard home lawns, dollar spot appears as circular patches of bleached or tan grass, typically 2 to 6 inches in diameter (though they appear the size of a silver dollar on closely mowed golf greens). Individual grass blades show distinctive hourglass-shaped lesions with tan centers and darker, reddish-brown borders. In the early morning, when dew is present, you can often see a white, cobweb-like fungal growth on the affected grass. In severe cases, these small spots can merge into larger dead patches.

What Causes Dollar Spot Disease
Dollar spot thrives in cool to moderate temperatures (60-85°F), high humidity, and prolonged leaf wetness. While it can be less immediately destructive than brown patch, it is highly persistent. It is particularly common in lawns that are under-fertilized and experiencing a nitrogen deficiency.

  • Nitrogen management: Adequate fertilization is the primary defense against dollar spot. Maintain a consistent, appropriate nitrogen program (typically 2 to 3 pounds of actual nitrogen per 1,000 square feet annually, depending on your grass type) to keep the turf vigorous enough to outgrow the fungus.
  • Watering practices: Follow the same watering guidelines as for other fungal diseases—water deeply in the early morning rather than the evening to avoid prolonged leaf wetness.
  • Air circulation and thatch control: Improve air circulation and reduce thatch buildup to minimize the humid microclimate the disease needs to thrive.

Summer Patch: The Root Disease

Summer patch attacks the crowns and roots of grass rather than just the leaves. It appears as circular, wilted, or dead areas, often with a distinctive "frog-eye" pattern—a ring of dead or stressed grass with apparently healthy green grass in the center. These patches typically appear mid-summer and can be 6 inches to several feet in diameter. It primarily affects cool-season lawns like Kentucky bluegrass and fine fescues.

What Causes Summer Patch Disease
Summer patch is caused by a root pathogen that actively infects the grass in the spring when soil temperatures reach 65°F. However, the damage remains hidden until summer air temperatures exceed 85°F. It is particularly problematic in areas with poor drainage, soil compaction, or excessive thatch. Because the disease severely weakens the root system, the grass is unable to access deeper soil moisture and dies from heat and drought stress.

  • Soil health and aeration: Prevention focuses on soil health and drainage. Aerate compacted soils to improve water penetration and root growth, and maintain thatch layers at less than 0.5 inches.
  • Watering practices: Maintain proper preventative watering (deep and infrequent) to encourage deep roots, though light, frequent watering may be necessary to keep grass alive during an active summer outbreak.
  • Nitrogen management: Avoid excessive nitrogen applications in the spring, which push top growth at the expense of root health.
  • Drainage solutions: If drainage is a chronic problem, consider installing a drainage system to redirect water away from affected areas.

Red Thread: The Pink Fibers Disease

​Red thread appears as irregular patches of tan or dead grass with fine, pink or red thread-like fibers sticking out from the grass blades. The diseased areas are typically 2-8 inches in diameter, but can be larger. The pink fibers are actually fungal growth that binds the leaves together. Fortunately, it rarely kills the grass entirely, as it typically only affects the leaves and not the roots or crown.

What Causes Red Thread Disease
Red thread develops in cool, moist conditions, typically during spring and fall (but occasionally in summer if humidity is high and leaf wetness is prolonged). It is most aggressive on perennial ryegrass and fine fescues. The primary driver of red thread is slow turf growth, most often caused by nitrogen deficiency combined with wet conditions.

  • Proper fertilization is the best cure—applying a quick-release nitrogen fertilizer will usually push the grass to outgrow the disease so it can simply be mowed off.
  • Improve air circulation by pruning trees and removing thatch to help the grass dry faster.
  • Water deeply but infrequently to reduce prolonged leaf wetness.
  • During an active outbreak, collect and dispose of clippings in the trash rather than composting them, as residential compost piles rarely get hot enough to destroy the resilient fungal threads.

​Protecting Your Lawn from Summer Disease

All five of these summer diseases share common prevention principles. While specific strategies vary by disease type, these core practices protect your lawn against all of them:

Watering Water early morning (4-9 AM), deep and infrequent (1-1.5" per week). Avoid evening watering. Reduces prolonged leaf wetness that fungal diseases thrive on. Encourages deep root growth.
Mowing Height Maintain 3-3.5 inches. Never remove more than one-third of blade in one mowing. Mow only when dry. Taller grass shades soil, reduces surface moisture. Dry mowing prevents spreading fungal spores.
Nitrogen Management Apply 4-6 lbs nitrogen annually. Focus on fall and spring. Summer max: 0.5 lb per 1,000 sq ft per application. Excess summer nitrogen weakens grass. Deficient nitrogen invites other diseases. Consistency is key.
Drainage & Air Circulation Aerate compacted soil. Remove thatch (keep under 0.5"). Prune tree branches. Route water away from problem areas. Standing water and poor air movement create ideal conditions for fungal growth. Improve soil and canopy conditions.
Weekly Monitoring Inspect lawn every 7-10 days. Look for patches, spots, discoloration, wilting, or unusual growth. Early detection is critical. Addressing problems quickly prevents disease from spreading and causing severe damage.
